The PITI Acronym: What are you actually paying?

In the world of real estate, we use the term PITI to describe the four components of a monthly mortgage payment:

  • Principal: The money that goes directly toward paying off your home's balance.
  • Interest: The profit the lender makes. In a 30-year mortgage, you often pay more in interest than the house's original price.
  • Taxes: Real estate taxes charged by your local government, usually held in an escrow account.
  • Insurance: This includes both homeowners insurance and, potentially, Private Mortgage Insurance (PMI).

The Impact of the Down Payment

The size of your initial down payment changes the entire trajectory of your loan. While many believe 20% is mandatory, many modern loans allow for as little as 3% to 5% down. However, there are two major costs to a low down payment:
